Expected Key Results Activities (Detailed KPIs)
Site Operations and Maintenance
Prepare & monitor preventive maintenance (PM) Schedule; review the technician & vendor performance (Site visit, SLAs etc.).Periodically as per defined Parameters, ensure proper documentation of reports (Field service reports, log books etc.) accurately and Timely, supervise maintenance and working of Equipment’s like network monitoring systems, PIU’s for Alarms to avoid major outage and drive better uptime and guide technicians in their work.
Conduct root cause analysis for breakdowns, analyses past PM data; review alarm status at the time of
Breakdown; guide technician on troubleshooting in order to identify causes of breakdown and ensure timely.
30% Compliance with PM Schedules, Site Audit compliance, Feedback, Higher Uptime, PIU working at Site, Accurate and timely Documentation No. of breakdowns at Site/Outages.
1a.) corrective action
Conduct site visits to monitor site hygiene and safety, carry out periodic audits of log books, diesel filling
sheets and processes at site; supervise key management; monitor repair and maintenance in order to ensure that all assets are maintained in proper conditions and there is no discrepancy around rating of assets or any theft/misuse, No. of site visits, Repair & Maintenance cost.
Control energy OPEX by keeping DG on auto mode and utilizing battery back-up as planned, ensuring no overrated equipment is operated at site; monitor and analyses consumption patterns; identify discrepancies and negative trends; coordinate with technicians to take corrective actions to optimize diesel usage, monitor & document DG/battery/EB run hour and take corrective actions as required, control caretakers/landlords so that they do not interfere with operations & diesel-filling etc.
Liase with EB to ensure bills are generated and paid on time, resolve issues around line layout and bill
generation(especially meter reading), payment to avoid disconnection and any other EB related rectification and repair 20% Timely payment of EB bills No Disconnection/ penalties Diesel consumption
Stakeholder Relationship Management
Engage with landlords to effectively deal with issues arising out of diesel theft, interference with equipment, usage and working, take timely feedback about rentals received etc. to pre-empt/minimize site outage due to landlord interference and protect company assets. Liase with community, local administration, police, EB officials etc
Create database of site history and issues to share experiences with team and proactively address
Potential problems. Follow up with internal stakeholders (legal/estate/Operations/ Infra/ Supply/ Purchase/Deployment/ Quality/ etc.) for tracking of equipment, work order, services etc. respond to & escalate unresolved issues to ensure timely closure of work orders and site support as required
Monitor details of equipment’s and their maintenance schedule, monitor vendor SLAs, cross verify FSR’s filled by vendors with technician reports and site visit, coordinate with vendors in case of issues on site for timely service, give feedback to management for levy of penalties on default, resolve any escalated issues/ guide technicians on vendor management in order to ensure that all contractual obligations and SLA clauses are met by vendors and maintain asset lifespan.
